Unlike many states, Pennsylvania has no current statute creating a transfer-on-death deed for real property. There is a TOD-style registration option for securities, under 20 Pa.C.S. Chapter 64, but that law stops at financial accounts — it does not extend to land or vehicles.

There's a bill in the pipeline: HB 2124 would establish a real-property TOD act, but as of the research behind this page it remained pending rather than enacted. Until and unless that changes, homeowners in Pennsylvania are generally working with a retained life estate deed or a revocable trust instead.
